Want to understand why this happened? Spend 30 minutes and know more than 99% of the population and a majority of economist. Go to Google Video and search for "mises institute" and watch the first video.

Lets thank Alan Greenspan..... Created the irrational exuberant Clinton boom thus leading to the large Bush Bust, and then he lowers rates to 1% creating yet more irrational exuberance and yet another bust.....

I love the prediction that Miami will be overbuilt "for at least two or three YEARS." Um, more like a decade, unless you believe that tens of thousands of net-new condo buyers are coming to Miami during a time of rising rates and foreclosures in the pipeline.

US Housing will return to the mean, which is 2000-2001 prices, except in areas where land is REALLY in short-supply in comparison to demand like NYC. Of course NYC will be stagnant as the insane bonuses from Wall St. slow to a trickle... "Behind every great fortune there is a crime." -Honore de Balzac

Condo Vultures dot Com / two to three years / buy and hold (yeah, right) / Technical Olympic. You seem to be reliving "The Cocoanuts" (1929, ominously) the first Marx Brothers movie.
